Our hands-on and aggressive approach enables us to find a qualified tenant for your rental property. There are no upfront fees and once we secure a tenant, our procurement fee is equal to first months’ rent. Which is not collected until the day your tenants moves in. We take care of tenant screening, move in and will provide our landlords with a copy of the lease, a property move-in inspection list (tenant will fill this out and return to you) as well as the deposit to be held by the landlord for the remainder of the tenant’s lease term.
The procurement fee includes services such as:
- Rental Comparative Market Analysis (What will my property rent for).
- Visual Property Inspection
- Marketing of your property across thousands of industry leading websites including GAMLS& FMLS.
- Coordinating property showings to prospective tenants.
- Screening potential tenants.
- Preparing lease agreement and other related documents.
Our tenant screening includes:
- Credit Checks
- National Criminal Background Check
- Verification of Residency
- Verification of Employment
- Applicant(s) income must be a minimum of 3 times the amount of rent.
- No bankruptcies within the last 5 years.
- No collections w/ Previous Landlords
- Credit Score must be at least 500
- Debt to Income Ratio evaluation
- No Foreclosures in the past 5 years
- No felonies within the last 7 years
- No evictions
