Before You Apply

We’re thrilled you’re interested in applying for a home with GTR Brokerage. Before applying, please take a few moments to review the information on this page to ensure you understand our qualification criteria and the fees involved and have all the information you need to make the application process quick and easy.

To complete the application, you’ll need to have the following items ready:

 

  • Electronic color copy/photo of a valid state or government- issued photo Identification
  • Social Security Number
  • Income Documents
  • Vehicle Information (make, model, and license plate number)
  • Credit Card number and bank account information to pay initial application fees

The safety and security of your information is important to us. We verify your identity and work with The Closing Docs to verify your income. After you apply, you’ll receive emails inviting you to complete the identity and income verification processes. Please complete those within 24 hours of applying, or the application will be cancelled.

 

Before you submit your application, please make sure the information you provided is visually clear, accurate and complete.

One of the first things you’ll do on the application is select a move-in date. Before you do, it’s essential to know that your date will be your lease start date; however, before accessing the home, you must complete the Move-in Orientation by phone or virtual meeting. This quick and easy orientation is only available Monday through Friday. If you would like to move into the house over a weekend, you must select a lease start date for a weekday before the weekend you would like to move in. (Please note all required funds must be paid in full and received seven days before the lease start date).

A few fees will need to be paid at the time of application. Please be prepared to pay:

$99 Application Fee

An application fee is required for each adult (18 years and older) household member. Application fees will not be collected for children. The Application fee is non-refundable.

$125 Lease Administration Fee

This is a one-time fee that applies to the application and is not based on the number of applicants on the application. 

$100 Application Change Fee (if applicable)

This fee only applies if you make changes to your application after it has been submitted. It is not due at the time of application, but we want to ensure you’re aware of it in advance. Please be sure the information you list in the application is complete and accurate. Any changes to the application after submission, including changes to your move-in date or adding residents or pets, will require a $100 Application Change Fee.

$40 Insufficient Funds Fee (if applicable)

This fee only applies if the banking institution for your method of payment reports that there are insufficient funds available. If this happens, your application may be cancelled, or you may be asked to pay with guaranteed funds within 24 hours and be subject to a $40 Insufficient Funds (NSF) Fee.

Third-Party Fees May Apply

To help us prevent fraud and protect your identity, we verify your identity through a simple and secure process. After you submit your lease application, all adult applicants will receive an invitation to verify their identity via email. Identity verification must be completed within 24 hours of receiving that email, or your application may be delayed or canceled.

We use a third-party automated income verification service called The Closing Docs to process your application quickly, securely, and accurately. Their service verifies and reports your income to GTR Brokerage, through a process you control, by securely aggregating deposit history from your bank account(s). After you submit your lease application, all adult applicants receive an invitation to this process via email from The Closing Docs with a link to guide you through your income verification. Please watch for that invite. All adult applicants must complete the process within 24 hours of receiving that link, or your application may be delayed or canceled.
Suppose you have questions about the income verification process. Once you apply, you can contact The Closing Docs support team and receive the invitation to complete the income verification process.
When uploading or providing documentation, please be sure that all the documents are clear and legible and that the name on the document matches the legal name of the applicant. Additionally, we may request a Social Security card or additional supporting documents. The following items cannot be accepted as income: scholarships, financial aid awards, bank statement deposits in place of a paycheck stub, business bank statements, personal or business checks written to the applicant in place of a paycheck stub, W2s, or 1099s.

Many of our homes are in master-planned communities that HOAs govern. HOAs typically provide residents with benefits and amenities in exchange for residents following rules and restrictions that help maintain quality standards throughout the community. These rules and regulations are detailed in the HOA’s Covenants, Conditions, and Restrictions (CC&Rs).
Some HOAs have their resident and lease approval process, which will occur in addition to our review and approval process. In these cases, our approval of your Lease Application will be subject to the HOA’s approval. This process may take up to 30 additional days to process, depending on the HOA, so please plan accordingly and contact us for more information. As required by the HOA, you may be asked to provide further details in its approval process.
